Stay U-nique helps make renting out your vacation rental in Spain easy!  Of course, before you start you will have a lot of questions. Hopefully, this FAQ page will answer them; if not please email any further questions you have to info@stay-u-nique.com.

About Us

Who are Stay U-nique?

In a nutshell, we are an apartment management company, meaning we manage tourist apartments on behalf of owners. We manage everything from pricing and availability to taking care of the apartments, guests, owners and neighbours. We aim to provide a unique service to everyone that we come in contact with, by understanding their needs and wants and then trying to exceed them

How do you screen potential guests?

We screen our guests by age – this is enforced by us having a young group policy in place. For more information, click here

As we manually verify every booking we ensure that the guests know about our house rules and have at least one person over the age of 30 if there is a group of young people booking.

How do you deal with noisy guests?

In all of our apartments Noisemeters are installed. Noise meters are placed in all our apartment and a security company will intervene, even in the middle of the night, to prevent noisy guests disturbing the neighbors. 

How do you care for the neighbors of my apartment?

First, we present ourselves to the neighbors, listen to their requests and become their principal contact regarding the apartment. We can then adjust house rules  in case they need to be adapted to the neighbors and building’s well-being.

General Questions

How easy is it to get started with Stay U-nique?

It is straightforward to get started with us – it’s as simple as 3 easy steps: 

  1. We agree on the details of the tailored contract
  2. We take care of redecoration (if needed) and professional pictures of the apartment 
  3. In a week (including redecoration) your apartment is fully ready & uploaded on all major online travel agencies.

Is there anything that I am required to have for my apartment?

All you need is a Touristic license, we can solve everything else for you making it as stress-free as possible!

My apartment does not have a tourist license, what can you do?

We will be able to rent your apartment out for long-term (over 31 days – up to 11 months) as a tourist license is not needed for this.

How do I know if my apartment is the right property for Stay U-nique?

If you have real care for your apartment and treat it as your second home then your apartment is the perfect fit for Stay U-nique! As long as the apartment is in central Barcelona and whether you have a tourist license or not, then you will not have to hesitate to get in contact with us.

What platforms do you list my property on?

We will list your apartment on a variety of booking platforms which include – Airbnb, Booking.com, TripAdvisor, Expedia Collects, HomeAway and also through our own website.

What if my property is already listed on these platforms?

We will help you migrate your listing to our account, and we will redesign the listing with our photos, description etc,  to ensure maximum visibility on all platforms.

What happens if I want to use my apartment for myself?

It is completely fine if you want to use the apartment for yourself. It would be best to let us know as soon as possible in order to not allow guests to book in this timeframe. 

What belongings am I able to leave in my apartment?

You can leave any belongings behind that you believe will help spruce up your apartment and make it even better!

Guest Experience

How do your guests book my apartment?

Guests are able to book your apartment through various booking platforms such as Airbnb, Booking.com, TripAdvisor, Expedia Collects, HomeAway and also through our own website.

How do you handle security deposits?

A deposit can be put into place if it is suitable for the situation or apartment. This can be agreed up when we are signing the contract.

Do your guests have to pay a cleaning fee?

Yes, we add the price of the cleaning on top of the final price. 

What happens if there is an emergency?

We have staff 24/7 and work with a maintenance company available 7 days a week. Guests will be able to contact us through our emergency number. 


Can you take control of the whole process of renting my apartment out?

Yes, from the moment you hand us they keys for your apartment, you will not have to worry as we will take care of everything for you! 

Does my apartment have to be of certain quality?

Yes, the apartment has to fit Stay U-nique’s quality standard, to guarantee that the apartment will provide the guests a great experience, receive great reviews and maximise the revenue generated. If it is not up to our standards, we can offer redecoration depending on the contract that has been signed.

I want to use my own maintenance team or decoration team for my own apartment, will that work?

Yes this will absolutely work!  

Do I need Wifi installed?

Yes, Wifi will need to be installed; if it is not installed, and you need help with it, we will be happy to take care of this for you. 

What measures are taken to ensure the safety of my property?

We aim to target more business travellers and families, and this is enforced by having a young group policy in place as well as parties, and hen & stag dos, being strictly prohibited. This will minimise the risk of damage to your property. 

Do you offer any type of insurance?

Yes, we offer liability insurance on vacation rentals which covers damage caused by guests. More information on this will be provided to you when agreeing upon a contract.

Payment & Pricing

Do I have to pay a fee to get started?

No, you will not have to pay a fee to get started unless you want to redecorate your apartment. You only pay when your apartment receives bookings.

How do I track my earnings?

We have created an interface that gives you  complete access to all the information regarding your apartment.

You will have full access to a customizable dashboard which includes a calendar, the current monthly rent, information about the guests, live review, etc.

How do you decide the pricing of my apartment?

We have a dynamic pricing model based on the prices of competition and occupancy rates of the area that your apartment is in. Prices are updated daily so that we can manage prices in order to guarantee maximum occupancy, and to also increase the length of stay in your apartment.

Can I give suggestions on the pricing?

Of course! We will be happy to hear about any suggestions you have.
